Owner's Sewer Responsibility

Here is important information regarding your Sewer System and Grinder Pump

If you smell sewage look for a leak! 

Drain Lines to the Grinder Pump 
 

  • Clogged drains should only be treated with 30% vinegar (available at Home Depot, Lowes, Tractor Supply)
  • Never use Drano or other harsh chemicals that can damage the seals in the grinder pump.
  • Never put any fat down the kitchen sink drain
    • Remove all grease from cookware with a paper towel before washing.
  • Remind house guests and renters about placing prohibited items in the drains.

Phase 1 Homes: Grinder Pump Control Box 
 

  • Electric Shock Hazard: DO NOT OPEN the control box with red light on top.
  • “Silence Alarm” button is located on the underside of the box on the front left.
  • Lock the padlock and remove the key.
  • JCH (James, Cooke & Hobson) has the key for servicing.

Phase 2 Homes: Remote Sentry
 

  • Follow the Remote Sentry Instructions (below) to silence an alarm or check the battery level.
  • When replacing the batteries always replace both CR 2032 lithium coin batteries.

Grinder Pump 
 

  • If there is a grinder pump failure (alarm), call a service company that is qualified to do repairs.
  • E/One grinder pumps lists one representative in NM that handles maintenance, repairs, emergencies, and installations.

  • If the system alarm is activated, follow the troubleshooting instructions in The Pressure Sewer System Owners Guide (below).
  • JCH has records of maintenance and repairs for grinder pumps they have installed or serviced.
    • Their records are filed by the owner's name (not address) and any previous owner's names.
    • They recommend servicing the grinder pump every two years.
  • If the grinder pump will not be in use for two weeks or more, follow the steps in the Owners Guide.
  • Never place weights (rocks) or landscaping materials on top of the grinder pump.

Sewer Pipe Between the Grinder Pump and Sewer Valve 
 

  • If there is a sewer leak between the grinder pump and the sewer valve, call a plumber, preferably the one that originally connected the grinder pump to the sewer line.
  • Turn the Grinder Pump off at the circuit breaker panel.
  • Never bury any valves or clean-outs with landscaping materials.
